The main-building will be erected as a three (3) story traditional building, consisting of load-bearing structural masonry walls with concrete columns and concrete beams as supporting elements for the structural slabs. The property reflects itself in principle as a self-enclosed community and shall consist of three (3) levels with seventy (70) units that will be used for living-and/or vacation home facilities.
The building has basically a “hollow core” rectangular footprint with its social area in the center and shall be considered as a “self-enclosed and/or gated community”, since the property shall be fenced at the three (3) sides of the boundaries, and at the front side it will be enclosed/wrapped by the building itself. Outside this fenced-building, at the east side, an ample bonded free parking facilities are encountered with paved site walks, parking illumination and planters/tropical landscape. The social area will consist of a large swimming pool with elevated water feature fountains with waterfall effect at two (2) sides of the pool, an adjacent spa area, large pool deck, covered BBQ-bar area, 1x pool shower, 2x pool restrooms, 2x resting gazebo’s, planters/tropical gardens allover.
At the pool deck level, a coffee-shop/deli bar will be in place for convenience- and entertainment purposes. Furthermore, on the rooftop a common “covered sky lounge” will be in place for sea- and sunset view and accessible via a stairway and/or an elevator.
On the adjacent land of the main-building, a 1st floor level “private locker room” and a 2nd floor level “gym”, accessible via a stairway, will be in place. Mailboxes will be placed in the front fence of the building. At the front of the building, a one (1) remarkable wide entryway will be in place to give access to the stairs (3x) and/or elevators (2x) for vertical transportation of persons to the units at all levels. One elevator (8 persons) will be attached to the building and the main-elevator (16 persons) will be detached and will be accessible via bridges over the pool waterline. This elevator car will land into the swimming pool and give the illusion that you are in the water. All other entry access area is connected to a covered hallway in front of all units at the 1st floor level. Each unit has their own main entrance and is projected as swinging doors and/or sliding doors. The above-mentioned units will be divided by a fire rated wall (CMU) of minimum 2hr. Each unit will receive their own electric meter by ELMAR, to supply electrical provision throughout the unit. Each unit will receive their own water-meter by W.E.B, to supply water provision to the several fixtures.
Every unit will receive their own telephone lines by Setar N.V., to supply telephone/data provision throughout the unit.
- Two (2) underground waste water plant will be installed to capture the sewerage water of all units in order to recycle the greywater and placed it into a storage tank to distribute via an irrigation system to the several landscape locations. A waste water storage tank will be under the gym building.
- The buildings will receive a wet fire sprinkler system and the water tank with pump room will be also under the gym building.
- Elmar powerhouse will be installed near the parking facilities, including a low voltage room and a room for electrical- and water meters.
- Fenced trash containers will be in place at the south side of the parking lot.
